Home Inspectors

As part of a quality home inspection completed by a qualified and professional home inspection firm, a water test is one of the most important items for the home inspector to complete. The water test is not only important to ensure that the buyer and their family are drinking, bathing, and washing with clean, healthy water, but is often a requirement of the lender (such as a bank, FHA, VA, or USDA) providing the home loan.

For properties that are served by wells, FHA loan rules say that an Individual Water Supply System should meet the requirements of the health authority with jurisdiction. If there are no local (or state) water quality standards, then water quality must meet the standards set by the EPA.

In most transactions, bank lenders (FHA, VA, USDA) require the following tests to be completed by a certified laboratory:

  • Total coliforms
  • E. coli
  • Nitrate
  • Nitrite
  • Lead

In addition to the above tests, ABE also provides prompt, professional chemistry testing for your clients. This chemistry panel includes the following:

  • pH
  • Total solids
  • Manganese
  • Iron
  • Hardness

The results for the coliform and chemistry tests are available within four business days of ABE receiving the sample. Lead testing can take up to seven (7) business days.
